Our company is an established property management company based in Rochester, MN. We are seeking a Full Time Property Manager to join our team in Apple Valley,MN! This position will start 1/1/2023, over see multi sites and you must pass our background check.

Requirements

1. The Manager is responsible for the rental of the apartments and maintaining an occupancy of 95% or better.

2. Collect, record, and deposit rent and other fees in outstanding rents.

3. Collect application and other paperwork needed for move in which will also include credit checks, landlord references, and criminal background checks on all applicants.

4. Meet deadlines on recertification and other responsibilities.

5. Maintain accurate payroll records.

6. Adhere to all company directives.

7. Supervise all contractors working at the property.

8. Be aware of damage to the property and report it immediately to the Regional Manager.

9. Inspect property often to ensure there are no issues and making sure the property looks it’s best.

10. Insure that all maintenance requests are handled on a prompt basis (within 24 hours). Follow up to ensure work was completed satisfactory.

11. Operate the property within the approved budget.

12. Line up vendors and contractors as needed. Obtain bids from time to time on projects or larger repairs.

13. Adhere to all maintenance and purchasing directives, including, but not limited to:

a. Property Inspections

b. Maintenance Work Orders

c. Landscaping and Grounds

d. Safety

e. Special Maintenance Items

14. Perform such other duties as may be required to fulfill the responsibilities of the Position. This may include assisting the other staff in their duties when understaffed or whenever the need might arise.
