Job Summary

The Project Manager is responsible for the day-to-day oversight of all assigned restoration, reconstruction and remodeling projects. This includes but not limited to vendor selection, materials procurement, scheduling, budgeting, developing purchase and work orders, and quality assurance. The Project Manager must be able to manage multiple projects in production, in preparation and in the pipeline. Project Manager must be customer service oriented and have quality at the forefront of all operations. They are also responsible for selection, hiring, scheduling and managing subcontractors and in-house personnel.

Responsibilities and Duties

  • Follow scope of work and notify Construction Workerager of discrepancies
  • Ensure all work is scheduled with in-house personnel or subcontracted
  • Responsible for achieving a net profit on each job
  • Prepare and submit budget estimates and progress and cost tracking reports; coordinate with supervisor, home owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems
  • Plan, organize, and direct activities concerned with the construction and reconstruction of homes and commercial projects
  • Schedule the project in logical steps and budget time required to meet deadlines
  • Train and oversee Foremen, Project Coordinators and Project Administrators to ensure productive and efficient management of jobs, client satisfaction and successful attainment of company goals
  • Determine labor requirements and schedule to dispatch workers to construction sites and direct and supervise workers
  • Create and submit Purchase Orders, Work Orders, RFQ and RFP (request for proposal and quotes).
  • Select, contract, and oversee staff and subcontracted workers who complete specific work orders of the project, such as electrical, mechanical, plumbing, framing, drywall repair and installation, painting, etc
  • Inspect and review projects to monitor compliance with building codes, OSHA and Environmental regulations
  • Interpret and explain plans and contract terms to administrative staff, subcontractors and clients, representing the owner or developer
  • Prepare change orders, contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors
  • Coordinate for all necessary permits and licenses in a timely manner
  • Study job specifications to determine appropriate construction methods
  • Requisition supplies and materials to complete construction projects
  • Develop and implement quality control programs and complete quality control checks on jobs
  • Take actions to deal with the results of delays, bad weather or emergencies at construction site and investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out
  • Evaluate construction methods and determine cost-effectiveness of plans, using computers
  • Interact extensively with customers and subcontractors on each project/job to prioritize and ensure customer satisfaction and completion
  • Ensure company project, quality and customer service metrics are met
  • Coordinate with Construction Workerager to schedule and perform annual performance evaluations of supervised employees
  • Develop and mentor company personnel; ensure all are committed to the company vision, mission and core values

Qualifications and Skills

  • Ability to be a team player and leader
  • MUST have 3-5 years construction and supervisory experience
  • Working knowledge of personnel, budgets, maintenance, marketing and project management
  • Good human relations skills and the ability to work well with others
  • Excellent oral and written communication skills
  • Ability to learn new software and implement digital efficiency in all areas
  • Proficiency with PC systems and Microsoft Office software

Preferred Skills

  • Prior experience with Restoration company
  • Knowledge in water, flood, fire, smoke, mold/asbestos remediation
  • Understanding of insurance industry and requirements for mitigation and reconstruction services
  • Understanding or proficiency of XactAnalysis, Restoration Manager, SharePoint, and other Project Management Information Systems
  • Proficient in scoping and writing estimates for reconstruction projects using current industry standards (i.e., Xactimate program)

Physical Demands

While working in the office or on a job site, the selected candidate is regularly required to sit, stand, and use a ladder. Regularly stands and walks in harsh conditions including disaster sites with any number of ailments occurring including but not limited tool: Sewage, Standing Water, Smoke, Mold, Heat, or Cold. Must regularly lift and/or carry 10 pounds frequently with the ability to lift and move up to 75 pounds.
