Our client is a high-growth Florida based urban infill and suburban self-storage / industrial platform. To date, their strategy has been to develop urban infill self-storage facilities in high value locations nationwide; recently the platform has expanded into multi-tenant industrial product. They currently have over 17 million square feet across self-storage and industrial facilities in various stages of development and lease up with over $5B of total investment capitalization. With active markets in South Florida, D.C., New York, Pennsylvania, Massachusetts, Rhode Island, and California the partners have developed over 80 facilities, making them a leading developer of self-storage and industrial in the U.S. This platform is a rapidly growing development, acquisition and management company.

Position Overview:

The Vice President, Asset / Property Manager is a newly created position reporting to the Chief Operating Officer, Partner with dotted line responsibility to the broader Executive Team. We are seeking an organized, personable, and motivated individual with multi-tenant portfolio reporting experience along with hands-on value-added expertise. This position will be a key member of the Team that is responsible for the value creation of assets across self-storage facilities and industrial distribution centers, e-commerce facilities, and infrastructure assets.

The ideal candidate should have a minimum of seven (7) years of experience in property operations and asset management. Additionally, this individual should have experience with recurring capex and reviewing and processing construction draws. The selected candidate will work closely with the Development Team (Project Managers and the Head of Development & Construction), as well as outside financial partners and lenders, with the goal of supporting the execution of value-added activities for a national portfolio. Preferred experience with development proformas to include financial analysis responsibilities and distribution reporting.

General Responsibilities:

  • Oversight of an entire region of properties and assets of multi-tenanted industrial and mixed-use assets across South/Eastern Florida, Space Coast MSA, Orlando MSA and Tampa MSA.
  • Engage/meet with leasing agents and oversee local third-party property managers and/or hire internal property managers.
  • Oversee lease negotiation, lease drafting and lease administration.
  • Suggest objectives and goals at an asset level, including financial, capital improvements and operational.
  • Participate in and supervise property operating budgets’ preparation and approval process.
  • Produce reports for assigned portfolio on a monthly, quarterly, and annual basis.
  • Carry out a monthly review of operating statements, budgets and on-going capex and repair work.
  • Ensure the appropriate due diligence is included in the underwriting process for potential acquisitions.
  • Perform financial analysis, market studies and industry standard reporting.
  • Oversee and drive the implementation, negotiation, and monitoring of asset programs.
  • Ensure asset and revenue values grow through identified savings and efficiencies.
  • Create reports and perform analysis to identify potential loan delinquencies and revenue losses.
  • Ensure current policies are reviewed and updated across the portfolio.
  • Supervise staff of on-site property managers.
  • Implement necessary training and development programs.

Qualifications & Personal Attributes:

  • Bachelor’s Degree in Business, Finance, Real Estate, or other related fields of study is preferred.
  • Possess at least five (5) years of multi-tenanted asset management experience.
  • Be able to perform financial analysis, including ROI, IRR, and discounted cash flow modeling on an asset level is a plus.
  • Proficient with Microsoft applications (Word, Excel, Outlook, etc.) and Yardi 5.0/6.0; Prior experience using Yardi Voyager is preferred.
  • Strong ability to listen to clients’ needs and implement them to their satisfaction.
  • Ability to create time for a one-on-one session with clients, effective oral and written communication skills.
  • Time management skills, ability to multitask.
  • Team player who is resourceful enough to work independently.
  • Ability to demonstrate strong personal effectiveness skills including integrity, trust, problem solving, decision-making, organizational effectiveness, and result orientation.

Direct Reporting and Direct Reports:

  • This individual will report to the Executive Vice President of Asset management and Chief Operating Officer and act as a deputy to EVP OF AM in this position.
  • Direct reports include all on-site property personnel.

Job Type: Full-time

Pay: From $225,000.00 per year
