Location: This is a fully remote position; with a preference for San Francisco Bay Area or Los Angeles (West Coast)
Role Summary
As Tia's VP Real Estate, your job is to turn the bricks and mortar part of our business from a liability to a strategic asset that supports our growth trajectory, financial targets and brand goals. This is a critically important "player coach" role that will be leading the way for "hyper-growth" at Tia by leading the team planning furthest into the future, and determining where, when, and how we scale across new and existing markets. You will oversee the first half of the "space lifecycle" from real estate strategy to finding spaces to signing leases to building them through permitting, design and construction. This role is highly matrixed, working directly with Tia's COO and across all organizations at Tia. Success requires strategic thinking, a willingness to advocate for and take big bets, strong team building and management, and tight process management.

- Problem perception and escalation, with a good sense for when to escalate items to leadership for input or decision-making, and a proclivity towards continual transparency
Skills & Assets You Bring to Tia:
- 5+ years at multi-site location real estate growth and management at an experience-forward company, preferably with a clinical orientation
- 10+ years of real estate experience
- Prior experience at a high-growth organization / start up strongly preferred
- Prior budget setting responsibility
- Strong interpersonal skills to be able to thrive with diverse cross-functional partnerships (clinical ops, operations, brand, and more) in order to operationalize plans
- Experience with real estate lease contract negotiations and documentation
- Strong project and process management skills
- Experience working with health system development teams preferred
Core Responsibilities:
1. Craft strategic real estate strategies that turn real estate from a liability to an asset. A hyper-growth healthcare company with bricks and mortar requires a delicate balance of long lead-time planning while allowing flexibility for rapid iteration. To achieve this, requires you to:
- Develop multi-year out real estate strategies to ensure that real estate is never a blocker of growth for Tia
- Take an aggregate portfolio and market-lens to real estate that sets us up to win whole markets
- Crack how to position Tia as a dream tenant to landlords and sell to win spaces with competitive pricing
- Compile, synthesize and disseminate market data on real estate and construction costs to support budgeted growth and financial targets
- Iterate on our footprint and use of space in response to evolving service-line needs (e.g. hub and spoke, shift of virtual, launch of new products etc)
2. Develop and manage the real estate pipeline across current and future markets
- Build and manage a team of "local experts" who can identify the dream Tia location(s) in every market we operate in
- Develop market-specific playbooks for zoning and permitting for medical use across office and retail
- Build strategic relationships with landlords, commercial and residential developers who can support financially-favorable rollouts across markets
- Manage all broker relationships on the ground from deal sourcing to deal signing
- Get strategic deals signed on time and within budget
3. Manage our construction and space design team to build spaces that hit our quality, financial and timeline targets
- Develop a streamlined, cohesive build out process from lease negotiation thru COI
- Ensure standardization of Tia clinic spaces at scale, while accounting for localization
- Orient the team towards quality and cost-savings to support our margin targets
- Work collaboratively with the Central Ops & New Space Openings teams to ensure smooth and seamless handoff from build open ongoing management of space
4. Collaborate cross-functionally with key stakeholders to enable seamless rollouts that drive top level business outcomes. This role will work closely with:
- The Central Operations & New Space Opening teams to ensure a smooth & seamless handoff to new space openings and facilities management
- The Market Management and Growth Marketing teams to ensure we're aligning our growth plans with the right provider capacity (supply side) and member count (demand side)
- The Finance team to ensure we sign leases and design spaces that support our "box unit economics"
- The Brand Team to ensure our spaces are consistently on brand and hit the "Tia sparkle" and experience bar
- The Health System Partnerships team to ensure strategic location, build out and partnership management within JV partnerships
- The Clinical team to ensure our standardized "box" designs support our care model
- Directly with the COO on strategic real estate partnerships and physical care delivery models, as well as with other executive leadership team members (COO, President, VP Legal, SVP Brand, Marketing and Communications and others) as inputters for key financial and risk decisions
