Under the supervision of the foreman, the Building Maintenance Technician performs journey level work in multiple trades with a focus on HVAC installations, replacements, repairs and/or scheduled and unscheduled maintenance on university HVAC equipment. The ability to work overtime when needed is required.

The ideal candidate can follow oral and written directions; demonstrates effective communication skills; the ability to utilize an electronic work order system; and can recognize problems and determine proper repair solutions and corrective courses of action.

Responsibilities include
:
  • Install, inspect, operate and repair heating, ventilating and cooling equipment using necessary hand tools and testing equipment
  • Inspect and operate air conditioning units and machinery to determine that all are functioning properly
  • Lubricate compressors, motors, and other moving parts and repair or replace, as necessary
  • Repair leaks and retest with different refrigerants
  • Perform preventative and corrective maintenance as instructed
  • Access, monitor and adjust via building automation system; Monitor adjustments to ensure desired results and equipment efficiency
  • Change out air filters
  • Repair, install, replace and test electrical circuits, equipment and appliances
  • Use necessary hand tools and test instruments
  • Examine and test elements of electrical systems to locate obvious faults, such as blown fuses, short circuits, broken wires, loose connections, and worn motor brushes
  • Inspect all connections and other parts of system for leaks
  • Replace defective pipes by cutting, bending, threading, and assembling pipes
  • Solder and braze leaks and broken pipes.
  • Knowledge of the methods, materials, tools, and practices used in at least two of the building, electrical, or mechanical trades.
  • Knowledge of the occupational hazards and safety precautions of the mechanical trades involved.
  • Climb, balance, stoop, kneel and crouch to gain access to pipes, wiring and equipment
  • Handle a variety of hand and power tools
  • Interpret electrical and mechanical systems and diagrams
  • Work from heights, ladders, and scaffolding
  • Operate and work from a scissor or man lift and the bucket lift truck

Minimum Qualifications

  • Two years of experience as a Maintenance Repairman 1 OR
  • Four years of experience in building and plant maintenance work, which has involved at least two of the building, electrical, plumbing, or mechanical trades OR
  • Any equivalent combination of experience and training that affords the applicant the required knowledge, skills, and abilities
  • Ability to lift 80lbs
  • Must have a valid driver’s license

Required Knowledge, Skills & Abilities
:
  • Knowledge of the methods, materials, tools, and practices used in at least two of the building, electrical, plumbing, or mechanical trades
  • Knowledge of the occupational hazards and safety precautions in the trades involved
  • Ability to care for and use the tools and equipment utilized in the trades involved
  • Ability to detect defects in equipment and to make proper repairs or adjustments
  • Ability to interpret and work from pencil sketches and diagrams
  • Ability to follow oral and written instructions
  • Ability to lift and move heavy objects and to work under adverse weather conditions

Preferred Qualifications

  • Universal Refrigeration License
  • Mechanical experience trade
  • Commercial/residential experience
