About the Position:

NMST works with Owners, property management team, corporate staff, residents, general & subcontractors, construction team members, and vendors on a wide variety of maintenance/construction-related projects on CCI owned/managed properties, examples of which would include project oversight, REAC training, and preparation, building repair projects impacting building systems, site, exterior, common area and units, vendor recruitment & screening, the scope of work creation, bid proposal review and approval, invoice review and approval, CCI policy review and onsite enforcement, Maintenance Tech & Porter training/ stewardship and coordination/administration of rehabilitation/remodel/construction projects.

With regard to rehabilitation/remodel/construction projects, NMST will help coordinate and administrate related tasks between the corporate office, general contractor, architect, subcontractors, management staff, Resident Liaison (RL), Onsite Construction Coordinator (OCC), and our residents. The NMST will work with the Exec. V.P., RL, OCC, and Project Superintendent on a daily basis to facilitate the progress of construction, communicate schedules and plans and help respond to various vendor/subcontractor concerns/needs related to the rehab process and other related projects/concerns/problems. NMST's main focus will be the staffing, organization, assignments, deadlines, and quality of work for all team members and to ensure that we minimize, to the extent possible, the impact and disruption a renovation project of this size will have on our residents and management staff during the term of construction. NMST will work closely with RL, OCC, residents, the construction superintendent, service coordinators, and other property management staff to ensure that residents are properly informed and prepared for all phases of construction upgrades in their apartment units and the common areas. Keeps NMS apprised of all significant potential problems throughout the portfolio, in the area of adherence to CCI maintenance policies and/or procedures.

Qualifications:

  • Applicant must have a minimum of 4 years 'hands-on' experience in the following areas: Preventative Maintenance/Asset Preservation, Multifamily building maintenance with emphasis in MEP systems, Microsoft Office Suite, including Excel and Word and contract negotiation and preparation.
  • Must have demonstrated Project Management and building maintenance experience
  • 4 years of property management experience, preferably in the multifamily area, with an emphasis in the areas of maintenance and special projects.
  • Demonstrated ability to work autonomously from remote locations on projects both large and small.
