The Portfolio Manager oversees all areas of a portfolio of single-family homes, including leasing and service maintenance and will work with Tenants from move-in to move-out by attending to Tenants’ requests, coordinating collections activities, and ensuring the property is well maintained. The property manager is responsible most importantly, to provide exceptional customer service to enhance our brand and encourage loyalty and recognition.

This position reports to the Director of Operations and Regional Portfolio Director while working along with Construction Manager, Acquisition Manager, Accountant, and Sales Team to facilitate, execute, and expand value and revenue.

Responsibilities

Financial

  • Responsible for maximizing net operating income per asset and portfolio.
  • Collect receivable accounts and handle operating expenses.
  • Supervise rents, security deposits, and any additional income generated by the property are collected when due and posted in a timely manner.
  • Collect rent in a timely manner.
  • Handle delinquent accounts promptly. Reach out to the tenant concerning rent collection.
  • Abstracts and analyzes all financial information that impact a lease agreement.
  • Oversee and adhere to accounting directives, including but not limited to: Daily income requirements, Expense requirements, Accounts payable system, The rent roll, summary, and recap, Other monthly reports.

Administrative

  • Responsible for all day-to-day operation of the property.
  • Responsible for maintaining occupancy levels, ensuring positive Tenant relations, and complying with all reporting requirements.
  • Process rental and screening application.
  • Process, enforce, and execute on behalf of NuNu Realty all lease agreements.
  • Compile and submit in a timely manner all operating, leasing, maintenance or others reports.
  • Manage Tenant and property related issues as they arise and document in specified property management system.
  • Manages all electronic and physical record keeping; including all paperwork related to the Tenant-Lease-Property.
  • Maintain and document all single-family homes records, files, and reports.
  • Ensures file management quality control including document storage in the database AppFolio.

Tenant Relations

  • Work with Tenants in establishing good communication and maintain a positive relationship with tenants by providing excellent customer service which include any Tenant and property issues.
  • Create excellent and consistent Tenant experiences from the time the Tenant moves into the home, throughout the duration of their lease and during their transition as they move out.
  • Create a clearly written lease and ensure Tenants understand exactly what is expected of them throughout their tenancy.

Job Type: Full-time

Pay: $80,000.00 - $100,000.00 per year
